As a landlord, you are responsible for the safety of your tenants. You must ensure that appliances are working correctly and guard against the dangers of carbon monoxide.
Therefore, every rental property that has any sort of gas appliance, whether it be a central heating boiler or a gas stove or even a gas fire, requires a Gas Safety Certificate. These certificates can only be issued by a CORGI (Council for Registered Gas Installers) technician.
GAS SAFETY REGULATIONS - Under the Gas Safety (Installation and Use) Regulations, landlords are under a duty to maintain in a safe condition any relevant gas fitting and any flue which serves any relevant gas fitting. This includes items such as gas fires, gas cookers, central heating boilers, water heaters and swimming pool boilers.
Safety checks must be carried out every twelve months. These checks and any repairs or maintenance must be carried out by a CORGI registered engineer (CORGI stands for the Council of Registered Gas Installers).
If there is more than one appliance in the property, each individual appliance must be checked and the results of the check must be recorded in a gas safety certificate.

By law you are required to ensure your electric appliances and systems are safe. There is a requirement for Landlords and Letting Agents to take adequate steps to protect the users of their appliances from both electric shock and fire hazard. If you don’t have them inspected how will you know if they are safe? Any defence is likely to fail under “due diligence” if there was a reasonable step that could have been taken but was not.
What checks do we carry out for a Gas Safety Inspection Service?
Check for good ventilation.
Check all appliances for gas soundness.
Check standing and working pressure if test points available.
Check burner pressure / gas rate against manufacturer’s data plate.
Testing of flue flow.
Check operation of all flame failure devices.
Check for stability and effectiveness of brackets (if appropriate).
Ensure that the person responsible for the appliance is made aware if the appliance is unsafe.
A soundness test should be carried out on the full system, if a Gas Safety Certificate is to be issued.
Do I have to use a CORGI-registered installer to complete gas work?
Yes. The Gas Safety (Installation and Use) Regulations state that landlords must only use a CORGI registered installer[4] for maintenance and safety checks on gas equipment they own and provide for tenants use in domestic premises. You must check that the CORGI-registered installer is competent to work in that specific area of gas. This is clearly marked on the back of the installer’s CORGI registration card[5]. If in any doubt you can ring CORGI or check their website[6] to see if the installer is registered. Further information is provided under our registration body. .
